Reservations can be made by calling us at (269) 637-1602 or by emailing us at
firstname.lastname@example.org In order to process your reservation, our contract will need to be signed, dated, and returned as the Rental Agreement and a Rental Application within 10 business days, along with your reservation deposit and association fees (if applicable) to Castaway Rentals and Real Estate. If it is more convenient, please feel free to fax back the rental agreement and application to (269) 637 - 0394. Please call the office to confirm that we received your paperwork. The reservation deposit of 60% of the rental amount is required. It includes portions of the rent, tax, and a refundable security deposit. A credit card will hold the
reservation if paying by check, cash, or money order. The temporary reservations will
cancel without receipt of the reservation money within 10 business days. The balance of
the rent, 50% of the security deposit and other deposits, (if applicable) taxes, 6%
Michigan sales tax plus 2% Local tax, is due 60 days prior to your occupancy date.
Check In Procedures:
For most units (unless otherwise specified), the renters will check into our office at
Castaway Rentals & Real Estate upon arrival on Saturdays between the hours of 3:00 p.m. - 5:00 p.m. Our office is conveniently located at 343 Blue Star Hwy., South Haven,
MI 49090. Anyone arriving later than 5:00 p.m. will need to contact Terry Zink
(269) 906 - 0331, respectively. We will make alternative arrangements for key pick - up and instructions. Remember, Michigan is in the Eastern Standard Time Zone.
Check Out Procedures:
Upon departure from rental unit, please make sure that all appliances are shut off, lights
and ceiling fans are turned off, windows closed, and the door locked. Please return rental
unit keys to Castaway Rentals and Real Estate office, unless otherwise instructed. For
early check outs, we do have a key slot return on the front door of the office. Check out is
promptly at 10:00 a.m on Saturday, unless otherwise specified. Renters are expected to
leave the unit in satisfactory condition for the cleaning staff, including the grill (where
Castaway Rentals & Real Estate is a family, friendly oriented vacation rental and real
estate company. The person or persons whose name the reservation is booked under is
expected to stay at the property for the duration of the rental. That person or persons is
responsible for all actions of their party or guests. Failure to abide by the rules and
regulations set out in this document, will result in immediate eviction and forfeiture of
If cancellation occurs outside of the 60 day arrival period, there is a $75.00 cancellation
service fee, and the rest of the monies paid into Castaway Rentals & Real Estate will be
returned to the tenant. If the cancellation occurs within the 60 day period of arrival, there
is a $75.00 cancellation service fee, and if the unit can be re-rented, then the tenant will
get the rest of the monies returned. If the unit is not re-rented for the same time frame that
was reserved by the tenant, then no monies will be returned to the tenant and cancellation
with no refund occurs. Castaway Rentals & Real Estate reserve the right to make
alternative accommodations for you if circumstances demand. In these very rare
circumstances, you will be given the opportunity to cancel with no penalty, should the
new accommodations not be acceptable.
We require a security deposit and other deposits for each property that is rented in an
effort of protection against any damages that might occur during your stay or any
excessive cleaning that is needed after your departure. If the property is found in
satisfactory condition, the entire amount will be returned to you. If any damages occurred
or excessive cleaning is needed, you will be notified, and the necessary amount will be
subtracted from your security deposit and other deposits. Your security and other deposits
will be returned within four to six weeks of your departure. Excessive cleaning, charges
on long distance telephone calls, fees/fines imposed by condominium associations/Castaway Rentals & Real Estate can be deducted from other deposit.
You are responsible for any and all damages that occur to the premises and the property
while you and your party are the registered occupants of the unit.
For safety purposes and in consideration of our property owners and future guests,
smoking is prohibited in all of our rental units. Please only smoke outside and dispose of
all smoking remains responsibly. Fines will be implemented if the nonsmoking rule is not
For allergic purposes and in consideration of our property owners and future guests, pets
are not allowed. Violators are subject to eviction without refund, forfeiture of the security
deposit, and additional cleaning charges.
Right of Entry:
Castaway Rentals & Real Estate and authorized agents reserves the right to enter the
property for the purpose of inspection, maintenance, or real estate showing. We will do
our best to make it as convenient as possible.
Every effort will be made in order to keep appliances in good working order. In the case
that repair is needed to any appliance, please contact our office as soon as possible. We
will send our maintenance crew out to assess the problem, and fix it. If extensive work is
needed, work will be completed after the tenants have checked out. We cannot guarantee
a refund or rate adjustment for mechanical failure of air conditioners, appliances, or
televisions without the approval or written consent of the owners.
Keys/ Lock-out Charge:
You will be given two sets of keys for the property. A $25.00 lock-out fee will be
implemented on the first lock-out. If subsequent lock-outs occur, $25.00 per incident will
be charged or subtracted from other deposits. Lost/ non-returned keys will be charged a
fee of $25.00 per key.
Most of the rental units are equipped with telephones with local service. Please bring a
calling card with you for any long distance calls. No long distance calls may be billed to
the unit. In the event that long distance calls are made, the charge will be subtracted from
your other deposits with notice.
Properties may only be occupied by the number of people stated on the property
informational guide, unless other arrangements have been made. Only the occupants set
forth in the contract are expected to occupy the residence. Any deviation or change in the
number of occupants should be reported to the leasing agent. Over the limited number of
occupants is prohibited in all units unless approved by management. If you are expecting
any over-night guests, the leasing agent should be notified. Occupancy refers to how
many people can stay the night and use the amenities on any given day of your rental
period. This is a strict policy and failure to adhere to the occupancy limit will result in
immediate eviction with no refund.
Lost & Found:
Castaway Rentals & Real Estate is not responsible for any lost or stolen items. Our
cleaning staff is very efficient about returning items that were left in the unit to our office.
We keep the items for a period of 30 days. If you feel you have forgotten anything, please
contact our office. We will do everything in our effort to return the items to you. There
will be a $15.00 charge for this service.
Parking will be addressed when you pick up your keys at our office or unless otherwise
specified. Most of our rental units have limited parking space and there is a maximum
allowable number of vehicles. No boats, motor homes, trailers, wave runners, or other
water-craft vehicles may be parked in these areas. Renters should contact the South
Haven Marina or contact our office for further instructions.
Our cleaning staff prepares the rental properties for your stay. Please leave the house in
an orderly fashion upon your departure. This includes moving furniture back to its
original location, stripping the beds and placing the sheets next to the washer, and dispose
of garbage accordingly in the provided receptacles. If the cleaning staff finds the property
in disorder or excessively dirty, additional cleaning fees will be charged. We can offer
additional housekeeping or mini-maid services during your stay if arrangements are made
prior to your arrival. Please note on the contract, if this service is of interest to you.
If you experience a medical, fire, or police emergency, please contact 911 first. We are
providing all renters with an emergency number to use outside of normal business hours.
If emergencies occur during regular business hours, please contact our office at 269-6371602. If after hours, please call 269-906-0331, and leave a message. Terry checks her
voicemails on a regular basis and will return your call as soon as possible.
Neither Castaway Rentals & Real Estate, property owners, employees, and/or
independent contractors are not held accountable for theft, accidents, loss, damage, or
injury suffered by the renter, or any member of their party, or any other guests which the
renter allowed access to the rental property. Regardless whether the incident occurred
indirectly or directly as a result from all acts of God, danger incident to any body of
water, fire, breakdown of machinery, equipment, acts of government or other national
authorities, delays or cancellations of or changes in flight schedules or from acts of
omission on any airline. In addition, the renter will release and hold harmless any and all
parties, its owners, and representatives involved with the rental, management, and
reservations of the property due to any loss or damage to personal property or for any
injury and/or death.

policies and regulations, addressed in this document. I also agree that any and all
members of my party are also in agreement with this contract and agree to abide by the
policies and procedures that were stated above.
